How to Get More Cleaning Clients in South Africa (2026 Guide)

Starting a cleaning business in South Africa is the easy part. Keeping the diary full is harder. Once-off cleans come and go, and the businesses that grow are the ones that build a base of regular clients who pay every week or every month.

This guide covers ten practical ways to get more cleaning clients in 2026, roughly in the order we would do them. If you are still setting up, start with our guide on how to start a cleaning business in South Africa. We build websites and manage Google profiles for cleaning companies across the country, so these are the things we see working.

1. Set up your Google Business Profile properly

Homeowners and office managers search “cleaning services near me” or “office cleaning Sandton” and phone one of the businesses Google shows on the map. Those top three spots take most of the enquiries.

  • Choose the category that matches your main work, for example Cleaning service, House cleaning service or Commercial cleaning service, and add the others as secondary categories if they fit.
  • Set your service area to the suburbs you really cover.
  • List every service separately: regular home cleaning, deep cleans, move-in and move-out cleans, office cleaning, post-construction cleaning, carpet and upholstery cleaning, window cleaning.
  • Upload before-and-after photos and photos of your team in uniform. People are letting you into their homes and offices, so faces build trust.

Our Google Business Profile setup guide covers each step, and our local SEO checklist explains what decides who ranks in the top three.

2. Build trust before you ask for the job

Cleaning is a trust business. A client is giving your staff access to their home, their valuables or their office after hours. Answer the trust questions before they are asked:

  • Say whether your staff are vetted and how (for example reference checks or criminal record checks).
  • Explain that your staff are employed and supervised by you, and how you handle a breakage or a complaint.
  • Show your public liability insurance if you have it.
  • For commercial clients, have your COIDA letter of good standing, UIF registration, tax compliance status and B-BBEE certificate ready. Many companies will not sign a cleaning contract without them.

3. Go after office and commercial contracts

This is where steady cleaning income comes from. Offices, medical practices, schools, gyms, retail stores and factories all need cleaning every day or every week, and a contract can run for years.

  • Make a list of 30 businesses near your base: offices, practices, showrooms and small factories.
  • Find out who manages the building. In office parks it is usually the property manager, not each tenant.
  • Offer a free walk-through and a written quote with a clear scope: which areas, how often, what is included and who supplies consumables.
  • Offer after-hours cleaning so the business is never disrupted.

Ten solid office contracts can carry a small cleaning company through every quiet month.

4. Win the move-out and move-in work

Every time a tenant leaves a rental, the property has to be cleaned before the next one moves in, and tenants want their deposit back. That makes rental agents, landlords and tenants a constant source of work.

  • Introduce yourself to the rental agents in your area and offer fast turnaround with a fixed price per bedroom.
  • Send before-and-after photos after every move-out clean. Agents use them in their inspection reports.
  • Market directly to tenants with a “deposit-back clean” offer.

5. Clean for Airbnb and holiday rental hosts

In Cape Town, Durban, the Garden Route and other holiday areas, short-term rental hosts need a reliable clean between every guest, often on the same day. Hosts and property managers who run several units need a cleaning team they can rely on completely.

  • Offer a turnover package: clean, change linen, restock basics and report any damage with photos.
  • Be reliable on tight check-out and check-in times. A missed turnover costs a host a bad review.
  • Approach property management companies that run many units, not just individual hosts.

6. Partner with builders and renovators

Every new build and renovation ends with dust, paint splashes and rubble that the builder needs cleaned before handover. Post-construction cleaning pays well, and builders who like your work will call you on every job. Introduce yourself to builders, kitchen and bathroom renovators, shopfitters and painters in your area.

7. Turn once-off cleans into regular clients

A deep clean is a good job. A weekly or fortnightly clean for the same client is a better business. At the end of every once-off job:

  • Offer a regular cleaning plan at a better rate than the once-off price.
  • Send the same team each time where possible. Clients like knowing who is coming.
  • Remind the client on WhatsApp the day before each visit.

8. Ask for a review after every job

A review that says “the team was on time, polite and the house was spotless” does more selling than any advert. Ask once the client has seen the result, send your review link on WhatsApp the same day, and reply to every review. Google does not allow you to offer discounts or gifts for reviews.

9. Get a simple website that shows your services and prices

Nobody searches for “cleaning solutions”. They search for “move out cleaning Bellville”, “office cleaning Umhlanga” or “Airbnb cleaning Sea Point”. A website with a page for each service and each area you cover gives Google something to show for each search.

A good cleaning website shows your services, starting prices, your areas, your vetting and insurance, real photos of your team, a WhatsApp button and a simple booking or quote form. Our guide to what a cleaning company website costs explains the options, and you can see the kind of site we build on our web design for cleaning services page.

10. Use lead sites and ads carefully

Lead platforms and booking apps can fill gaps, but you often pay per lead or give up a share of each job, and the customer belongs to the platform, not to you. Use them as a top-up while you build your own Google profile, reviews and contracts.

Google Ads can work for high-value searches such as office cleaning contracts, but only once your profile and website are ready to turn clicks into enquiries. Our guide to what Google Ads cost in South Africa explains realistic budgets.

What to do this week

  1. Check your Google Business Profile: category, service areas and services.
  2. Put together your trust pack: vetting, insurance, COIDA, UIF and tax compliance.
  3. Send your review link to your last ten happy clients.
  4. Write a regular cleaning plan with a price, and offer it to every once-off client.
  5. List 20 businesses, 10 rental agents and 5 builders to contact next week.

Frequently asked questions

What is the fastest way to get more cleaning clients?

A complete Google Business Profile with photos and a steady flow of reviews. Most homeowners and businesses choose from the cleaning companies Google shows on the map, so that is where the quickest gains are.

How do cleaning companies get office contracts?

Approach property managers and businesses near your base, offer a free walk-through and a written quote with a clear scope, and have your COIDA letter of good standing, tax compliance status and insurance ready. After-hours cleaning makes you easier to say yes to.

What documents do commercial cleaning clients ask for?

Usually a COIDA letter of good standing, UIF registration, tax compliance status, a B-BBEE certificate or affidavit and proof of public liability insurance. Having them ready speeds up approval.

Is Airbnb cleaning a good business in South Africa?

It can be, especially in holiday areas. Hosts and property managers need reliable same-day turnovers, and a company that never misses one becomes very hard to replace.

Do cleaning companies need a website?

A website is not the first step, but it makes everything else work better. It gives Google a page for each service and area, and lets clients check your prices, vetting and reviews before they call.

How much should a cleaning business spend on marketing?

Many small cleaning businesses spend between R250 and R1,500 a month on a website and Google profile management, and only add paid advertising once those are working.

Final thoughts

Getting more cleaning clients comes down to being easy to find, easy to trust and reliable enough that clients never think about replacing you. Regular contracts, rental agents, hosts and builders give you the steady base that once-off cleans never will.
